Yes. We specialize in building coastal homes on waterfront lots, from custom to spec builds. We understand the unique environmental, structural, and regulatory challenges that come with coastal construction.

Waterfront construction requires elevated foundations, flood zone compliance, storm surge planning, corrosion-resistant materials, and strict permitting guidelines. Our team is experienced in navigating these complexities to ensure a safe, durable, and beautiful result.

Absolutely. We coordinate or manage the construction of docks, seawalls, boat lifts, and other marine structures through trusted marine contractors and engineers.

The full process—including design, permitting, and construction—typically takes 12 to 18 months for a custom home, depending on complexity, lot conditions, and permitting timelines. For one of our current models, the average is 6–9 months, depending on whether the lot already has a seawall or other environmental requirements.

Yes. We handle all necessary permitting, including FEMA compliance, DEP guidelines, county and city regulations, and HOA approvals. Our team stays up to date on all local and federal coastal development rules.

Yes. All our homes exceed Miami-Dade Florida Building Code requirements for hurricane resistance. We use impact-rated windows, reinforced roofing, proper anchoring systems, and other resilient materials suitable for high-velocity wind zones and coastal elements.

We offer full design-build services and can also collaborate with your chosen architect or designer. We recommend our in-house architects and engineers to save time and money.

We begin with a consultation to understand your vision, budget, and timeline. We can estimate a rough cost by reviewing your property. However, we need studies such as a survey, geotechnical report, and soil tests to create the proper structural designs. We begin this process with a deposit contract for site planning, which is applied to your build's base price. From there we develop design concepts and structural components, ensuring we exceed code through permit.

Yes. We are fully licensed and insured in the state of Florida and maintain all required coastal home construction certifications. Every build also comes with 125% Builders Risk coverage.

Every home comes with a 2-year mechanical warranty and a 10-year structural warranty, giving buyers peace of mind long after they move in.
